Energy Performance Certificate

REQUIRED BY LAW TO SELL OR RENT following the recent Royal Decree 235/2013, of 5 April requiring all property owners wishing to sell or rent to commission an ENERGY PERFORMANCE CERTIFICATE, the practice Martinez de la Casa Architects have been providing an EPC service since 2008 in Almeria, Murcia & Alicante, with new and improved systems allowing the best competitive price for their clients. PRICE of EPC service is 121€* which includes the property assessment, EPC, EPC registration, registration taxes and IVA. All Build Sizes.

Martinez De La Casa can deliver the signed Certificate to your email address within 24-48 hours from the visit, or when the complete documentation is handled. They then register the certificate and send you the registration receipt in less than 72 hrs.

Building Survey and Defects Assessment for property buyers and existing owners throughout Almeria, Murcia & Alicante, with a property inspection by the Architect.

Pre-buy Structural Report: 500€ +IVA

Including survey and assessment done by Architect & Building Engineer, the report and stamping in the Official College of Architect.

For division of marital property and mortgage loans. Appraiser member of Alia SA, approved by the Bank of Spain to issue appraisals for mortgage loans. With over 2000 valuations done for mortgages with the most common Spanish banks and mortgage institutions. Over 200 valuations, appraisals done for courts or private matters.

GPS Mapping Reports: 800€* +IVA

Done with GPS technology in Land / Plot measurements with expert topographer.

Catastro Modifications: 280€* +IVA

Catastral alteration or correction, amendment of details in council tax.

AFO in Almería

Paperwork for AFO Reconocimiento de Edificacion Existente (necessary in Almeria region): 550€* +IVA (to be quoted)

AFO (Asimilado Fuera de Ordenacion), meaning “assimilated to out of ordination” is a special regime by the ANDALUCIAN GOVERNMENT created as an attempt to regulate the situation of a large number of not completely legal properties. Therefore affecting homes with wrong use classification, done without a license, without Occupation License etc, or for parts of the property (such as extensions or pools) that are located basically on non-residencial areas (rustic land), solving social, environmental and urban problems.

AFO is defined in Article 53 of Decree 60/2010, 16th March, and is now increasingly required or enforced by local authorities for the following:

  • Access to basic services such as water and electricity, with utility companies.
  • Municipal license for maintenance or building works, of any scale.
  • Solicitors increasingly request it and it can also be required for a mortgage.

The AFO CLASSIFICATION of a property is achieved by submitting a dossier with the compilation of the Title Deeds, utility bills, annual Townhall tax (IBI), and NIE, one or more certificates by an Architect and complete plans of the property. Requirements vary widely among municipalities and regions, as does the registration tax or Townhall fees, which can be quite expensive. It's also hard to give a concise guide relating to the in depth requirements and cost of an AFO due to property size, age, design, type and location.

ONCE THE AFO IS GRANTED THE PROPERTY HAS ACHIEVED THE MAXIMUM LEVEL OF POSSIBLE LEGALITY IN THE ANDALUCIAN TOWN PLANNING SYSTEM FOR PROPERTIES ON RUSTIC LAND.

If you contract our services we will accurately quote according to your Townhall and make an appointment to visit and survey the property, measuring, compiling all dossier paperwork and delivering within a strict 7-10 working days deadline, on receiving all necessary paperwork.

The Townhall will take an indefinite time to issue the AFO (can be months), notifying you by letter and can request any of the property details to be updated and even introduce alterations such as a new septic tank, to bring everything up to standard.
